Columbus Housing Market Update- August 2014

For this update, I’m going to do things a bit differently. In previous updates, I have done long ranking lists and it got to be a bit overwhelming. So starting with this update, I’m going to do more charts instead.

In any case, August continued the year-long trend of home sales being down, with the month coming in at more than 11% off from the same time last year. Prices, however, were up more than 6% to reach a monthly record. There continues to be a supply problem, which is the main mechanism driving both lower sales and higher prices.

Columbus Area Housing Market- February 2014

Unfortunately, I have been unable to update this site for about a month, but I am back now and have quite a bit to add. First, I have the numbers for the local housing market for February. Due to changes in the way the numbers were gotten, January’s were not available. I still do them for 21 major areas of Franklin County, however, and here they are.

Housing Market Update- July


The housing market has been pretty white hot in Columbus the last year or so, and metro area July sales set monthly records with an increase over 28%. July also featured the 3rd highest sales of any month on record.

I looked at the 21 major areas of Franklin County (11 urban, 10 suburban). Here is what the July market looked like.

Seems like most areas are doing fairly well, including the urban core. Of course, these number do not measure rentals, which is what is really booming right now in the residential scene.

To me, all this shows is that after the Recession’s downturn, housing in the Columbus area is seeing a strong recovery. In some cases, the recovery is already surpassing the market that existed pre-Recession.

Columbus Real Estate Market- April and Year-To-Date

The Columbus Board of Realtors released home sales data for April and YTD recently. Their area covers an area a bit larger than the Columbus metro, so I tried to stick with just those areas within it. I also tried to avoid capturing essentially the same area (school district vs city boundary). There are a few exceptions where I wanted to highlight specific areas or neighborhoods of Columbus.

So it looks like, so far… in the urban core, Bexley, Upper Arlington and Whitehall are all having a good sales year, while Worthington and Grandview Heights are not. Downtown had a bad April, but is doing well for the year. Same with German Village. Suburbs performing well include Delaware, Hilliard and Sunbury. Those performing badly include New Albany and Powell.

With the supply numbers, generally anything around 5 months is considered a healthy supply. Well over and the market is saturated, well under it’s undersupplied. For the record, Downtown’s supply is 4.1 months.
